2. Scope of Service

These Terms govern the booking and provision of short-term rental accommodation (Alojamento Local) operated by Azorean Keys on São Miguel Island, Azores. By booking a stay in any of our properties, the guest acknowledges and accepts all clauses herein.

3. Booking & Payment

Direct web bookings are confirmed upon full or partial payment (as defined by the selected rate) via credit card.
Prices are displayed in euros (€) and include VAT at the legal rate in force.
The person making the booking must be at least 18 years old and is responsible for all guests in their party.

4. Cancellation & Refunds

Flexible Rate: Guests may cancel their reservation free of charge up to 5 days before check-in and receive a 100% refund. Cancellations made less than 5 days before check-in will be charged 100% of the total reservation amount.

Non-Refundable Rate: No refund is issued for cancellations, modifications, or no-shows.

Cancellation by Azorean Keys: In the unlikely event that a property becomes unavailable due to unforeseen severe circumstances (such as major plumbing or electrical issues), we reserve the right to cancel the booking. Guests will be offered either a full refund or alternative dates, subject to availability. No further compensation shall be due.

5. Check-In, Check-Out & Conduct

Schedule: Standard check-in is from 3:00 PM, and check-out is by 11:00 AM.

Online Check-In: Guests are encouraged to use our online check-in system prior to arrival to receive property access codes.

Occupancy: The number of guests must not exceed the maximum capacity stated for the booked house.

House Rules: Smoking, vaping, and illegal substances are strictly prohibited inside the houses. Parties and events are not allowed. Quiet hours must be respected between 10:00 PM and 8:00 AM.

Pets: To maintain our high standards of comfort and allergy control, pets are not permitted.

6. Liability & Damages

Guests are responsible for keeping the property and its contents in good condition.

Any damages or breakages caused by the guest must be reported immediately and may be subject to additional charges.

Azorean Keys is not liable for loss, theft, or damage to guests' personal belongings during their stay.

7. Force Majeure

Neither Azorean Keys nor the guest shall be liable for any failure or delay in performing their obligations where such failure results from events beyond their reasonable control, including but not limited to natural disasters, severe weather conditions, pandemics, governmental restrictions, strikes, or other force majeure events. Flight cancellations or travel disruptions affecting the guest do not automatically entitle the guest to a refund unless otherwise provided under the applicable booking conditions.

8. Privacy & Data Usage

Guest personal data is processed strictly under GDPR regulations. Collection of identification documents is mandatory under Portuguese Law for communication to the border authorities SIBA (Accommodation Bulletin Information System). Please refer to our Privacy Policy for full details.

9. Complaints & Dispute Resolution

We kindly ask that any issues be reported immediately during your stay so our team can resolve them promptly.

Formal complaints can be lodged via the Portuguese Electronic Complaints Book (Livro de Reclamações Eletrónico).

If unresolved, customers may access the recognized ADR body: CNIACC (www.cniacc.pt).

10. Intellectual Property

All website content, logos, imagery, and the brand name Azorean Keys are the property of J&L Nunes – Investimentos Turísticos, Lda. Use, reproduction, or modification without written consent is prohibited.

11. Governing Law & Jurisdiction

These Terms are governed by Portuguese law. Competent court: Ponta Delgada, Azores, Portugal.

12. Effective Date

These Terms and Conditions are effective from 13 July 2026 and shall remain in force until amended or replaced.
